PRINCIPLE TOYOTA PROPOSED RELOCATION
to the TOWN OF COLLIERVILLE:
Ā Understanding the importance of transparency and the value of clear communication, I wish to provide some details on Principle Toyota's proposed relocation efforts. Our dealership has been eyeing a strategic relocation situated directly behind the Kroger on Winchester and Houston Levee, within the bounds of the GALLINA CENTRO Planned Development. This decision comes after years of meticulous analysis, including comprehensive demographic studies and property evaluations, underscoring our conviction that this move will serve the best interest of all stakeholders involved.
The site in question spans approximately 44-acres and is currently zoned as "Shopping Center Commercial (SCC)." Our request involves re-zoning approximately 17 of these acres to "General Commercial (GC)," which would permit the operation of an automotive dealership under a "Conditional Use Permit." It's IMPORTANT to note that our re-zoning request is limited to only this portion of the entire property, leaving the remaining acreage under its current SCC zoning. This plan is designed with a thoughtful approach to ensure a generous "buffer zone" between the new dealership and the adjacent western property, which is owned by Boyle Investment Company and is slated for single-family residential development in Germantown. We are committed to working with the Town of Collierville to ensure this would be a wonderful addition to the community.
Opposite our proposed site, on the southern side of Winchester, lies a large parcel zoned for Medical-Professional-Office (MPO) use, which is owned by MLGW and the City of Memphis, which also houses an MLGW substation. During discussions, the Planning Commission raised concerns that approving our 17-acre project could inadvertently set a precedent, potentially paving the way for additional dealerships in the vicinity. However, the specific zoning prerequisites and the unique circumstances of our proposal would make the likelihood of this happening virtually impossible. To further alleviate these concerns, Principle Toyota has made a firm commitment to NEVER use the additional property for another dealership or to ever sell it to be used for any type of automotive business; thus, reaffirming our dedication to the community.
Another point of discussion brought forth by the Planning Commission was the desire to ensure that the first impression of Collierville from Winchester wasn't just another dealership. Embracing this vision, our proposal promises to transform the entrance to Collierville into a captivating visual experience. Imagine replacing the current, uninspiring view of Kroger's backside and its dumpsters with a sleek, modern development that speaks to both innovation and elegance. Principle Toyota is dedicated to take steps towards reimagining Collierville's gateway, creating an inviting and memorable welcome for everyone. Our goal is to blend sophistication with the town's inherent charm, elevating the first impression when entering Collierville from Winchester to something truly special.
